On Buckley Street in Seddon next to the Seagull Laundromat there is little signage, but through the side door and at the end of a dark, narrow corridor is Lay Low Bar. The locals love what is behind the secret door; a whiskey and cocktail bar with a speakeasy vibe.
Inside, it's spacious with polished-concrete flooring and warm lighting. There's a long bar, upholstered bench seats line the walls, and a large window gives a glimpse of the alley behind. A cocktail-inspired mural is by local artist Hannah Simpkin, gold herons with light bulbs dangle from their beaks and nearby there is the under-lit bar with aproned bartenders shaking up cocktails. Behind the bar is a small food preparation and storage area and also a stable door that leads out in the alleyway for the large range of click and collect cocktails that are being served at the moment.
The venue is also split in two with the front two rooms having its own separate liquor licence. This is not being used at the moment as the area is sublet for $250 a week to the laundromat on an informal agreement.
Laylow itself has an On Premises licence until 11pm with a capacity of 75. There are ten years left on the lease made up of 5+5 with rent for the entire floor space only being $770 a week. All fixtures and fittings are included in the sale and there are no supplier or equipment contracts in place.
Lay Low is run completely under management and has barely reduced trading during Covid lockdowns as the venue has pivoted to a very popular and profitable cocktail delivery service. Laylow can therefore be taken on as a passive income but is probably better suited towards an experienced hospitality professional taking on their first venue. The venue has an excellent reputation and is ready to move on the next owner. The vendors are looking for offers in the region of $195,000 for this exclusively listed Covid proof opportunity.
