6) Rental income derived from an adjoining sublet premise.

An open plan design allows our customers to see over displays from one side of the showroom to the other; this encourages them to wander about and explore ALL the options available. - Approximately two thirds of the showroom is devoted to ceramic tiles and the remaining third to floor coverings in general.

We have developed and maintain a state-of-the-art website that is fully responsive for use with both desktop computers and mobile devices such as mobile phones and tablets. Our website is fully maintained and updated by our staff and training can be provided if required. We own several additional domain names as well as our main domains.

Our website drives quite a lot of business to the store, as most customers today are inclined to research the types of products we sell via the internet, prior to visiting the showroom to purchase. The reason for this can be to ensure the technical suitability of a product for their intended use, as a comparative exercise, or even just for ideas.

For this reason, we also maintain additional linked, social media platforms such as Pinterest, Houzz, and Instagram, to reach as wide an audience as possible.

The business has a total warehouse area of approximately 250m2, divided into upper and lower storage areas.
The upper warehouse contains a large carpet rack, constructed from ‘Dexion-type’ pallet racking, and is used to store rolls of carpet and vinyl. The remainder of the upper warehouse is primarily used to store customer orders, awaiting collection or delivery, and is also where our tools of the trade are stored.

The lower warehouse area includes a fully air-conditioned Logistics and Estimator’s office, shared by the Storeman/Delivery Driver and the Commercial Tiling Estimator/Supervisor. A mezzanine storage area has been constructed above the Logistics Office, with the remainder of the lower warehouse being used to store stock items, including ceramic tiles, various trims, adhesives, grouts, additives, sealers, and cleaners etc.

As it has direct internal access to the retail showroom it also devotes some of its space to a sample storage and location system.

A 3-bay high pallet racking system exists in both warehouses effectively extending the floor space and maximizing our storage capacity.

We currently utilize a personal vehicle (Ford Ranger XLT 2021 Model) to perform the measure and quoting function for the Floor Coverings division of the business. – If required, the sale of this vehicle could be negotiated separately to the business.

The business currently operates a super-fast Network Attached Storage system (NAS) with up to 8 individual computers and 5 printers accessing the server at any one time. System backups are fully automated with dual redundancy. The NAS houses the company data file used by our point-of-sale software MYOB, which facilitates all our daily sales, purchasing, banking and wages activities. Additionally, the NAS provides network access to shared documents, quotations, and other resources.

The business also operates a shared calendar, known as ‘Multi Calendar’, which is used to schedule projects, all material deliveries, measure and quoting appointments, staff holidays etc.

The Project Calculator is a unique and custom designed series of spreadsheets that is central to our estimating and quotation system. The Project Calculator was designed using Microsoft Office 2007 and works correctly with all later versions of Microsoft Office.

Developed personally over the last 10 years, the Project Calculator Workbook, has become the centrepiece our estimating and quotation system. Designed from the outset to create an instrument by which a person with only limited industry knowledge, could put together an accurate quotation for the supply and installation of ceramic tiles and floor coverings; including carpet, vinyl, and engineered timber flooring, using the combined industry knowledge and experience distilled within the Project Calculator.

The premise was that the system had to be comprehensive, but at the same time user updatable, and as simple as possible, so that anyone coming into the industry for the first time could be quickly and easily trained in its use, and capable of generating complex quotations almost immediately. In support of that goal, I have produced a comprehensive user operating manual to accompany the Project Calculator, as a reference source for new users.
