If buying a business is on the cards for 2026, but you are concerned about having enough capital to enter the market, these regions may be worth exploring.

Across Australia’s nine most affordable business markets, the overall average asking price was approximately $491,000 in June 2026. While some regions recorded average asking prices above $1 million, these locations continued to offer opportunities at substantially lower price points.

Many of these markets also have a higher proportion of smaller, owner-operated businesses. These businesses may require fewer employees, lower overheads and less upfront capital than larger operations, making them more accessible to first-time buyers and hands-on owner-operators.

According to Bsale’s June 2026 business for sale data, Australia’s most affordable markets were spread across regional South Australia, New South Wales, Victoria, Tasmania and Queensland, along with the capital city markets of Darwin and Canberra.

The rankings are based on the average advertised asking price of businesses listed for sale in each region as at June 2026.

Barossa Valley, South Australia

 

1. Barossa Valley, South Australia

 

Average asking price: $303,077
Businesses listed: 13
Total advertised value: $3.94 million

The Barossa Valley was Australia’s most affordable business-buying region in June 2026, with an average asking price of just over $303,000.

The region had 13 businesses listed for sale, representing a combined advertised value of $3.94 million.

Average asking prices remained unchanged from March 2026, making the Barossa Valley one of the more stable lower-priced markets in the latest quarter.

Although the number of available opportunities is relatively small, the region may appeal to buyers looking for businesses connected to tourism, hospitality, food production, agriculture and local services.

2. Blue Mountains, New South Wales

 

Average asking price: $349,915
Businesses listed: 36
Total advertised value: $12.60 million

The Blue Mountains ranked as Australia’s second-most affordable region, with an average business asking price of $349,915.

The average increased by 9.36% from $319,958 in March, while the number of listings declined slightly from 37 to 36.

Despite the quarterly increase, the Blue Mountains remains one of the lowest-priced markets in the country.

Its proximity to Sydney, established tourism economy and strong network of local communities may make it attractive to owner-operators seeking a regional lifestyle without moving too far from a major capital city.

3. Mornington Peninsula, Victoria

Businesses listed: 266
Total advertised value: $108.55 million

The Mornington Peninsula combined relatively affordable asking prices with one of the largest pools of businesses available among the lower-priced regions.

There were 266 businesses listed for sale in June, with a total advertised value of more than $108.5 million.

The average asking price increased by 5.61% from $386,417 in March 2026.

For buyers, the size of the market is significant. While some affordable regions may only have a small number of listings, the Mornington Peninsula offers greater choice across sectors such as hospitality, retail, tourism, professional services, trades and personal services.

4. Darwin, Northern Territory

Businesses listed: 71
Total advertised value: $33.85 million

Darwin was the most affordable capital city market in Australia in June 2026.

The city recorded an average asking price of $476,772 across 71 business listings.

This represented a 2.54% increase from the March average of $464,971. However, Darwin remains considerably more affordable than many other Australian capital city business markets.

Darwin’s economy is supported by government, defence, construction, resources, tourism and essential services. For buyers willing to operate in the Northern Territory, it may offer a lower entry point into a capital city market.

5. Launceston and Northern Tasmania

Businesses listed: 176
Total advertised value: $85.07 million

Launceston and Northern Tasmania had an average business asking price of $483,352 in June 2026.

The region recorded 176 listings with a combined advertised value of more than $85 million.

Unlike several other affordable markets, the average asking price declined during the quarter, falling by 3.71% from $501,960 in March.

The combination of lower asking prices and a reasonably broad selection of listings could make Northern Tasmania appealing to buyers seeking established businesses outside the larger mainland cities.

Gold Coast, Queensland

 

6. Gold Coast, Queensland

 

Average asking price: $519,014
Businesses listed: 442
Total advertised value: $229.40 million

The Gold Coast was the most affordable major Queensland region in June 2026, with an average asking price of $519,014.

It also had the largest number of listings among the nine most affordable markets, with 442 businesses advertised for sale.

Average asking prices fell sharply during the quarter, declining by 9.27% from $572,012 in March.

This reduction moved the Gold Coast further down the national price rankings and may create additional opportunities for buyers seeking businesses in one of Australia’s largest tourism and population-growth markets.

The high volume of listings also gives buyers greater choice across hospitality, construction, health, beauty, retail, tourism and professional services.

7. Canberra, Australian Capital Territory

Businesses listed: 173
Total advertised value: $90.30 million

Canberra was Australia’s second-most affordable capital city market, behind Darwin.

The region had 173 businesses listed for sale in June, with a combined advertised value of $90.3 million.

The average asking price rose by 4.71% from $498,512 in March to $521,981 in June.

Despite the increase, Canberra remains comparatively affordable for a capital city market. Its stable population, high household incomes and large public-sector workforce may support opportunities in professional services, hospitality, education, health and consumer services.

8. Central Coast, New South Wales

Businesses listed: 267
Total advertised value: $139.45 million

The Central Coast recorded an average business asking price of $522,301 in June 2026.

There were 267 businesses listed for sale, representing a total advertised value of $139.45 million.

The average increased modestly by 1.82% from $512,943 in March.

Located between Sydney and Newcastle, the Central Coast offers access to a large resident population, tourism activity and growing demand for local services.

Its combination of affordability, listing volume and proximity to major metropolitan markets may appeal to buyers seeking both lifestyle and commercial opportunities.

Total advertised value: $94.71 million

Wollongong and the Illawarra completed the list of Australia’s nine most affordable business-buying regions.

The region recorded 181 businesses for sale with a combined advertised value of $94.71 million.

At $523,245, its average asking price was only slightly higher than the Central Coast and Canberra.

Wollongong’s diversified economy, university population and proximity to Sydney may make the region attractive to buyers considering hospitality, professional services, manufacturing, health, construction and local consumer businesses.

Affordable Does Not Always Mean Small

 

One of the most notable findings is that affordability is not limited to small or remote markets.

The Gold Coast, Mornington Peninsula and Central Coast all recorded more than 250 business listings, providing buyers with both relatively low average prices and a wide range of opportunities.

This demonstrates the trade-off buyers may face between price and availability. Smaller regional markets may offer the lowest average asking prices, while larger markets can provide more choice and sector diversity.

 

What Buyers Should Consider

 

Average asking prices can provide a useful indication of the relative cost of entering a market, but buyers should not assess an opportunity on price alone.

The financial performance of the business, owner involvement, lease terms, staffing requirements, industry conditions and future growth potential are all important considerations.

The average can also be affected by the types of businesses advertised in a particular month. A small number of high-value listings may lift a region’s average, while a larger number of lower-priced hospitality or service businesses may bring it down.
