If you’re looking for the next smart place to buy a business, it might be time to look west.

While Sydney and Melbourne continue to dominate the national conversation, businesses for sale in Perth are quietly emerging as some of the most attractive opportunities in the country where lifestyle, affordability, and growth are starting to intersect.

According to Bsale’s latest Market Insights, the average business price in Perth sits at $635,044, well above both Sydney and Melbourne, showing a stronger more stable environment. The average price, is just below the WA state average of $677,466. The total value of Perth businesses for sale now exceeds $923 million, and the trend is upward. 

In Bsale’s September 2025 quartely report, Western Australia recorded 1,812 listings, up 2.7% since June and 5.9% since March. The average asking price rose to $675,334, a 1.6% quarterly increase, although still down slightly (-0.9%) from March’s high of $681,564. More affordable listings are driving buyer activity, with essential services, logistics, and food-based businesses performing strongly supported by regional expansion and steady mining investment.

Perth’s rise isn’t a short-term blip. Bsale data shows business prices surged 19.5% in 2023, outpacing every other capital city. Western Australia’s economy expanded 4.7% that year nearly double the national rate as investment poured into construction, logistics, and healthcare alongside the state’s powerhouse resource sector.

Perth’s prices are higher than both Sydney and Melbourne, but below the likes of Hobart and Brisbane suggesting a market that’s strong, but accessible. 

 

Why Buyers Are Moving West

 

Perth offers something the east coast increasingly can’t and thats the room to grow. The combination of relative affordability, population growth and economic expansion is creating a sweet spot for small-business buyers.

The city’s diversity is another key draw. Mining and construction continue to underpin the local economy, but new opportunities are emerging in healthcare, professional services, logistics, technology and tourism. For buyers, that means less exposure to single-industry risk and more ways to grow.

It also helps that Perth’s lifestyle edge from its coastal suburbs to its manageable commute times is attracting owner-operators looking for both business and balance.

Momentum matters. A 19.5% lift in average prices in just one year signals a city in transition one that’s drawing national attention but still offering solid value before demand peaks.
