Retirement beckons....will you be the next GP for this established (currently unaccredited) GP practice? With approximately 400 units approved to be built just 100 metres from ths clinic, there will be a new patient base moving into this area over the next few months! Demolition is complete, it's time now for the foundations to start....this can be the foundation for your new patient base! 

Currently using MD + Prac soft, all of the active patients reports are scanned. The PM is a local lady and has been there many years ....she knows all of the pts and is an asset. There are 3x CRs in this ground floor clinic with one being used as a children's play room currently. There is a single bed Tx rm with no path onsite as only 1x GP here currently. Last year's billings were under $300K as the owner is ramping down his hours and marketing with a result that the pt visits each day are diminishing, He also took more than 2 months of leave, so there is certainly the capacity for another GP to be billing around $400K if working 5 days a week and 48 weeks a year. 

Located at a busy intersection in Western Sydney, there is a bus depot and train station about 5 mins walk (if that) from the practice, with car parking available at the rear for the staff. There are numerous GP clinics in this suburb so the location is MMM1 + not a DPA. The incoming buyer will need to be an unrestricted VR GP; ideally with additional language skills due to the make-up of the patient demographics:
