Queensland Buyer Enquiries Up 47% as State Ranks Second on Asking Prices

Queensland Continues to be Australia’s Top State for Business Sales
Queensland, alongside South Australia, recorded the strongest growth in buyer demand of any state on Bsale in the September 2026 quarter. Buyer enquiries for Queensland businesses rose about 47% on a year earlier and 38% on the June quarter, the fastest quarterly rise of the larger states.
Queensland also recorded the second-highest average asking price of any state at $870,843, behind only Western Australia, and remains one of the largest markets on Bsale, with about a quarter of all businesses for sale.
These insights are based on advertised asking prices entered by brokers and sellers on Bsale. Asking prices are not verified by Bsale and are not final sale prices. They may be quoted walk-in walk-out (WIWO) or plus stock at value (SAV), and may include plant, equipment, vehicles or freehold property.
Queensland Leads the Growth in Buyer Demand
Buyer enquiries for Queensland businesses rose about 47% on a year earlier, well ahead of the national increase of 28%. Only South Australia matched that pace, while New South Wales (up 43%) and Victoria (up 35%) also grew strongly and Western Australia held steady.

The momentum built through the quarter. Enquiries rose about 38% on the June quarter, the strongest quarterly increase of the larger states, lifting Queensland's share of national buyer enquiries to 21%, up from about 18% a year earlier. Queensland now ranks third for buyer enquiries behind New South Wales and Western Australia.
Brisbane was the focus of much of that interest, alongside the Gold Coast, where suburbs including Southport, Surfers Paradise, Broadbeach, Burleigh Heads and Robina all featured strongly. Maroochydore on the Sunshine Coast and Toowoomba also attracted steady interest.
Second-Highest Asking Prices in Australia
Queensland recorded an average asking price of $870,843 at 30 September 2026, the second-highest of any state or territory and about 18% above the national average of $740,955. Western Australia led at $903,336, with the Northern Territory close behind Queensland at $870,256.

Queensland combines high-value regional markets, led by mining services, transport and industrial businesses in Central Queensland, with a deep pool of mid-range businesses in Brisbane and the major coastal centres. That mix gives buyers a wide range of entry points while keeping the state's average among the highest in the country.
Because Queensland has a higher share of freehold and equipment-heavy businesses in some regions, buyers should always check what an asking price covers.
Brisbane Is the Second-Highest-Priced Capital
Brisbane recorded an average asking price of $825,819, second among the capital cities behind Perth and more than $200,000 above Sydney and Melbourne. Brisbane accounts for about half of all businesses for sale in Queensland.
Regional Queensland Offers Range and Depth
Regional Queensland includes the highest-priced larger regional market in Australia, as well as some of the most accessible coastal markets.

Mackay & Central Queensland led all larger regional markets nationally at $1.86 million across more than 150 listings, driven by mining services, transport and industrial businesses.
Toowoomba & Darling Downs ($806,814), the Sunshine Coast ($779,742) and Cairns & Far North Queensland ($732,510) sit in the middle of the market, each offering a broad mix of hospitality, tourism, trade and service businesses.
The Gold Coast, one of the largest regional markets on Bsale with more than 300 listings, averaged $558,720, making it one of the more accessible coastal markets for buyers. Its size gives buyers plenty of choice across hospitality, retail and service businesses.
Businesses Marked as Sold
Queensland accounted for about one in five businesses marked as sold on Bsale nationally in the September 2026 quarter, with an average advertised asking price of $469,208.
The number marked as sold was lower than a year earlier, down about 22%, with fewer recorded in Brisbane and in regional markets such as Cairns and the Sunshine Coast. The Gold Coast bucked that trend, recording more businesses marked as sold than any other regional market in Australia.
The gap between rising buyer demand and fewer businesses marked as sold is not unusual. With a median of 202 days between a business being listed and marked as sold, this quarter's stronger enquiry may take several months to flow through.
These are advertised asking prices displayed when listings were marked as sold, not confirmed sale prices. Not every completed sale is recorded as sold, as brokers often withdraw listings to maintain confidentiality, and automated broker feeds can mark several listings as sold at once, so sold trends are best read as an indicator of activity on Bsale.
What This Means for Buyers and Sellers
For sellers, Queensland is drawing more buyer attention than at any point in the past year. With enquiries rising faster than in almost any other state, businesses that are well documented, realistically priced and easy for a new owner to step into are well placed to turn that interest into a result. Having up-to-date financials and an information memorandum ready before going to market will help.
For buyers, Queensland offers choice across a wide range of price points, from high-value industrial businesses in Central Queensland to more accessible hospitality and service businesses on the Gold Coast. With competition rising, buyers who have finance arranged and advisers lined up for due diligence will be better placed to act.
