Range Brewing is a small batch brewery based out of Brisbane. A few years ago, they decided to expand into Melbourne and found a great location in Abbotsford. They built a brand-new venue and taproom from scratch and began to sell their unique range of beers. However, the logistics did not work out quite as planned, so they have decided to concentrate on their venues and brewery in Queensland.

Range has always been advocates for shipping and storing cold beer and part of the reason they fell for the former tattoo parlour in Abbotsford was the rear access that allows them to deliver pallets of fresh beer straight inside. Cool rooms are typically out of sight, but here it's a centre piece: sat in the middle of the venue. You can enjoy the beer from the dozen taps at the front of the bar, while another dozen sit at the rear ready to pour for events and parties. Along with the clean, subdued Scandinavian-inspired tones are large windows that greet you as you enter from Johnston Street, while teal-colored vertical joints that run the length of the light white space combine with the open roofing to make it feel less like a taproom and more like a modern home. This feeling is enhanced by the native plants throughout. Both the footpath trading at the front of the venue, the booths inside and the courtyard to the rear are alluring places to share a beer, or even open your laptop and spend an afternoon working; well, at least until your productivity levels fade as you explore the taps.

The venue has a General Licence until 12am on-site and 11pm off-site with a capacity of 100. There are only 18 months left on this present lease, with the landlord able to negotiate extra terms or a new lease with an incoming tenant. Rent is $1300 a week, including GST. All fixtures and fittings are included in the sale. Note that there is no commercial kitchen but the venue has had some successful food pop ups based on site.

The Range Brewing taproom is clearly designed for a brewery to showcase its product or for someone that loves beer to sell it. The venue, therefore, has a unique fit-out that now needs someone to take over and bring their vision to the space. The business has scaled down to just functions now until sold. The fit-out was done at great expense, and any new owner will be picking the venue up at a considerable discount with offers in the region of $75,000 (price reduction) being sought for this exclusively listed taproom.
