Buying a Car Wash Business in Australia: What Buyers Should Know

Car washes can look like relatively simple businesses from the outside, but there is much more variety in the industry than you might expect.

A buyer could be looking at a traditional hand car wash, an automated or self-serve site, a detailing business or a shopping centre operation. How the business operates, the equipment involved, staffing requirements and location can all have a significant impact on what you are actually buying.

According to the latest market insights from Bsale, there are currently 1,782 automotive businesses for sale across Australia, with a combined advertised value of more than $1.92 billion. The average advertised price across the broader automotive category is $1,077,745, with 83 new businesses listed in the past seven days.

These figures cover the entire automotive category, including businesses such as mechanical workshops, dealerships and other automotive services. Car washes represent a much smaller part of the market, with 58 car wash businesses for sale on Bsale across Australia.

So, what should buyers consider before purchasing one?

Type of Car Wash

Not every car wash operates the same way. Hand wash and detailing businesses can offer everything from basic washes through to paint protection and premium detailing, while automated and self-serve sites may operate with fewer staff.

There are also shopping centre car washes built around customer convenience and B2B businesses servicing dealerships, fleets and commercial customers. Understanding the business model and where its revenue comes from is an important first step.

Location, Lease and Equipment

Location can play a major role in the performance of a car wash. Busy roads, shopping centres, automotive precincts and nearby retailers can all help generate passing traffic, but buyers should also look at local competition and how easy the site is to access.

For leasehold businesses, check how long remains on the lease and what options are available. Equipment is another important consideration, particularly for automated businesses where wash systems can represent a significant investment. Check the age, condition, ownership and maintenance history of the equipment included in the sale.

Staffing and Operating Costs

Some car washes are owner-operated, others have management and staff in place, while automated sites may require little day to day staffing. Buyers should understand exactly what role the current owner plays and whether existing staffing costs are accurately reflected in the financials.

Water, electricity, cleaning products, equipment maintenance, rent and wages can all affect profitability. Buyers should also check the relevant council, environmental and water requirements that apply to the particular site.

Do Your Due Diligence

As with any business purchase, the advertised price only tells part of the story.

Review the financial records and understand where revenue comes from. Look at whether the business relies mainly on individual customers or has dealership, fleet or commercial contracts providing regular work.

The lease, equipment, staffing, competition and any major customer contracts should all form part of your due diligence. An accountant, solicitor and relevant business advisers can help you assess the opportunity before making a commitment.

Is a Car Wash the Right Business for You?

Car washes can offer buyers very different paths into business ownership. Some require an active owner and team on site, while automated operations may have fewer staffing requirements. Others are built around detailing, commercial contracts or valuable freehold property.

Look beyond the wash bays and consider the financial performance, lease or property, equipment, staffing, competition, operating costs and customer base. Understanding exactly what drives the business will put you in a better position to decide whether an opportunity suits your budget and plans.
