Regional Victoria Outpaces Melbourne as Business Asking Prices Rise

Bsale’s June 2026 data reveals substantial movements across Victoria’s business for sale market, with Shepparton, Bendigo and Mornington Peninsula recording some of the strongest quarterly increases.

Victoria’s market presented a varied picture in June 2026, as average asking prices rose sharply in several regional areas while metropolitan Melbourne recorded a moderate decline.

Across the seven Victorian markets reviewed by Bsale, five recorded an increase in their average business asking price between March and June 2026. The strongest quarterly growth occurred in Shepparton and Hume, followed by Bendigo and the Goldfields.


Melbourne as a Capital

 

Melbourne remained Victoria’s largest business for sale market, with 3,299 listings valued at approximately $1.87 billion. Its average asking price fell 2.2% during the quarter, from $580,191 in March to $567,733 in June, moving it from 30th to 31st nationally.

Melbourne had the second-highest number of capital-city listings in Australia, behind Sydney with 3,418. This volume creates a diverse market, ranging from smaller owner-operated businesses to larger enterprises, and provides buyers with more opportunities across a wider range of price points.

Melbourne’s average asking price remained below Sydney at $589,944, Brisbane at $688,524, Perth at $707,062 and Hobart at $764,480. It was also lower than most Victorian regional averages, although results in smaller markets can be more heavily influenced by a limited number of high-value listings.

While Melbourne’s listing numbers increased by 55 during the quarter, the combined advertised value remained relatively stable. This suggests the decline in average asking price was primarily influenced by changes in the mix of businesses entering and leaving the market, rather than a significant contraction in its overall size.

Shepparton and Hume Record the Strongest Growth

 

Shepparton and Hume recorded the largest quarterly rise in average asking price among the Victorian regions reviewed.

The region’s average increased by 22.9 %, from $692,212 in March to $850,832 in June. Its total advertised business value also increased by more than 20% to approximately $139.5 million, despite the number of listings declining slightly from 167 to 164.

The increase moved Shepparton and Hume from 20th to 11th position nationally based on average asking price.

This sharp movement may indicate that a greater number of larger or higher-value businesses were being advertised in the region during June. As average asking prices can be affected by a relatively small number of substantial listings, the result should be considered alongside changes in the composition of the market.

Bendigo Average Asking Price Jumps 19.53 %

 

Bendigo and the Goldfields also recorded a significant quarterly increase.

The region’s average asking price rose from $588,800 in March to $703,814 in June, representing growth of 19.5%. At the same time, the number of businesses advertised declined from 172 to 158.

Despite having fewer listings, the region’s total advertised business value increased by almost 10% to approximately $111.2 million.

Bendigo and the Goldfields consequently moved from 27th to 20th position in the national rankings.

As with Shepparton, the combination of fewer listings and a higher total advertised value suggests the market contained a stronger concentration of higher-priced opportunities in June.

Mornington Peninsula Remains Victoria’s Most Affordable Region

 

The Mornington Peninsula continued to have the lowest average business asking price among the Victorian markets reviewed.

Its average increased by 5.6% during the quarter, rising from $386,417 to $408,080. The region also experienced notable growth in available opportunities, with listings increasing from 241 to 266.

The total value of businesses advertised across the Mornington Peninsula rose by approximately 16.6% to $108.5 million.

Despite this increase, the region remained relatively affordable compared with Melbourne and Victoria’s other major regional markets. It was ranked 40th nationally based on average asking price, down from 37th in March due to movements in other Australian regions.

For buyers seeking smaller businesses or owner-operated opportunities within reach of Melbourne, the Mornington Peninsula continues to present a broad selection at a comparatively accessible average price point.

Gippsland Holds the Highest Victorian Average

 

Gippsland recorded Victoria’s highest regional average asking price in June at $1.11 million.

This represented a 3.6%t increase from $1.07 million in March. Listings also increased from 177 to 189, lifting the region’s total advertised business value to approximately $210.6 million.

Gippsland was ranked 8th nationally based on average asking price, compared with 7th in March.

The region’s average was almost double Melbourne’s, reflecting the types and sizes of businesses being advertised. Larger agricultural, accommodation, tourism, manufacturing and transport-related opportunities can have a substantial effect on regional averages.

Moderate Growth Across Geelong and the South West

 

Geelong and the South West recorded relatively steady conditions during the quarter.

Its average asking price rose by 2.9%, from $565,635 to $582,574. Listings remained largely unchanged, increasing slightly from 245 to 247, while the total advertised value reached approximately $143.9 million.

The region improved from 32nd to 28th position nationally and recorded an average asking price slightly above metropolitan Melbourne.

Geelong’s proximity to Melbourne, expanding population and diverse economic base continue to support a broad mix of hospitality, retail, service, industrial and professional businesses.

Ballarat and the Grampians Record the Largest Decline

 

Ballarat and the Grampians was the only regional Victorian market in the analysis to record a substantial fall in average asking price.

The region’s average declined by 7.6%, from $720,473 in March to $665,571 in June. Its number of listings remained stable, increasing from 110 to 111, while the total value of advertised businesses declined to approximately $73.9 million.

The region moved from 18th to 23rd position nationally.

This does not necessarily mean individual business values fell by 7.6%. Changes in regional averages often reflect the types of businesses available during each reporting period. For example, the addition or removal of several high-value listings can materially alter the regional result.

A Diverse Victorian Business Market

 

The June 2026 data demonstrates the considerable variation across Victoria’s business for sale market.

Melbourne offered the greatest volume of opportunities and accounted for more than 3,000 listings, but several regional areas recorded stronger growth in average asking prices.

Shepparton and Hume and Bendigo and the Goldfields experienced the most substantial quarterly increases, while Gippsland maintained the highest average asking price. At the more affordable end of the market, the Mornington Peninsula continued to provide buyers with a large selection of businesses at an average below those recorded across the rest of Victoria.

For buyers, these differences highlight the importance of looking beyond statewide averages. Each region has its own industry mix, business sizes, economic drivers and level of buyer demand.

For sellers, understanding how their business compares with similar opportunities in the local market remains an important part of establishing a realistic asking price.
